I-Com Asset Management IAM) was formed in 1998, with the focus on providing an effective property management service to banks and other mortgagees in respect of “legal” properties and PIP’s. I-Com Asset Management, then known as Secured Property Management has since rendered these services to most of the major mortgagees in South Africa including ABSA Bank, Standard Bank, NBS, Nedcor and FNB.
As a result of the current economic climate, banks and other mortgagees are once again faced with a growing number of home owners that are unable to service their bonds. This places a huge burden on the capabilities of mortgagees to effectively manage non-performing accounts, properties under attachment and Properties-in-Possession (PIP’s).
I-Com Asset Management (IAM) specialises in providing banks and other mortgagees with affordable, one-stop, tailored property management solutions for properties in possession and “legal” properties.
In addition to managing, maintaining and securing these properties, IAM will also advertise, sell or rent such properties on behalf of the mortgagee if required.
IAM facilitates the management of non performing properties through a national network of approved service providers by means of a custom developed software application called IGEN (Instruction Generator). The client (mortgagee) utilizes IGEN (online via the Internet) to generate and record new instructions which IAM will in turn assign to service providers (also utilizing IGEN). An electronic audit trail is thus retained and all instructions are received and assigned to service providers instantaneously.
The activities and performance of service providers are then managed, monitored and measured through IGEN with real time management reports being available to the mortgagee.
